A collection of Signature Terraces at the gateway to a new island precinct at Pelican Waters has dazzled the judges at the Master Builders Queensland awards.

Built by Platinum Residential Designer Homes, they took out the award for best medium density development.

The winning homes were first conceptualised and designed by the developers of Pelican Waters with the assistance of local company Christopher Design Group.

Award-winning local builder Matira also is involved in the construction of the project, which will encompass 32 up-market terraces on completion.

General Manager of Development for Pelican Waters, Hamish Pressland said the intent was to create a new product that the local market could see themselves living in once their large lot housing became too much to maintain.

“The initial design consideration had to consider ensuring the new small lot product in Pelican Waters could be sympathetic to the buyer market but importantly coalesce with the new urban environment being created in and around the Pelican Waters marina precinct.

“We were seeking an urban feel over a suburban context but with all the same trimmings you would find in an up-market home.”

Mr Pressland said too much terrace style product these days focused on a cheap build for the investor market with no thought of how someone could live in the home.

“The design essentials were about ensuring the standard requirements for most homes in Pelican Waters were maintained,” he said.

“These included a double garage, and open plan kitchen/living spilling out to a covered courtyard and a master bedroom with ensuite and walk in robe.

“All these boxes have been ticked. Going up stairs is where the magic unfolds with a large master bedroom and large second living area along with two additional bedrooms. The Signature Terraces have as standard porcelain tiles, stone bench tops, stainless steel appliances, ducted air conditioning and more storage options that you could envisage.

“The key element of a seamless integration of your private outside space to your internal living areas and vice versa is a key element to how the terraces function so well. Living in a terrace home is completely different to living in a large detached home so that interaction had to be first-class.

“The majority of terraces have a selection of fantastic views depending on their orientation. Whether you are sitting on your front patio looking over the park through to the Glass House Mountains or looking at the water from your master bedroom, the terraces are orientated to capture the available views.

“There are a number of the key building features that add to the quality of these homes. Not the least of these are the built to boundary core filled block walls that put to bed the queries on close living and noise.

“The other key feature is the windows on the upper levels. With large full height windows taking in the views from both the master bedroom and the rear bedroom, the terraces have been designed to ensure maximum natural light and air flow by stepping in the upper floors to ensure that all rooms in the upper levels have windows and do not rely on skylights or mechanical ventilation,’’ Mr Pressland said.

At 251 sqm, the spacious terraces feature four bedrooms, three bathrooms, three separate powder rooms and accommodation for two cars.

They offer features and finishes normally reserved for much larger high-end properties such as high ceilings customised cabinetry, clever use of storage, feature niches and seamless indoor outdoor living areas.

Master Builders Queensland praised the Signature Terraces for their high level of finishes, attention to detail and value for money.

The Shelly Dune can be viewed at the newly-opened Master Builders Queensland Waterfront Display Village on the corner of Coral Sea Drive and Arlington Drive.
