A leading Sunshine Coast real estate agent says she has just experienced her most thrilling auction and it was “like the ultimate tennis match’’.
Auctioneer Justin Voss had his work cut out for him during the auction of an original condition, three-bedroom house at 6 Moondarra Crescent in Mooloolaba.
“It was the most exciting auction I have been at,” listing agent Melissa Schembri, of Next Property Group, said.
“Poor Justin had sweat dripping off him. It was a battle between a local and buyer’s agent for an interstate buyer.”
What kept the auctioneer under pressure during the 45-minute auction was 80 bids.
Back and forth between the two buyers, the price crept up at times by only $500.
“It was like the ultimate tennis match,” Ms Schembri said.
The locals won the ‘match’.
“They had a baby with them that needed feeding during the auction,” she added.
The final price under the hammer was $1.452 million.
Buderim still in favour
It was a crowded auction at 23 Mill Road in Buderim on Saturday with 18 registered local and interstate bidders vying for a prime piece of land.
“That was an absolute beauty of an auction,” Ray White’s Jake Loiero said.
“Bidding started at $825,000 and went up really, really aggressively over $1m and finished at $1.07m.”
The buyers will be relocating from Bondi Junction, inner Sydney.
“The house is close to everything – shops, schools – everything that a family needs,” Mr Loiero said.
“The property embodies what it is to live on top of Buderim. It’s an older style home with beautiful renovations.”
Street record in Buddina
A three-bedroom house, at 18 Ilumba Street in Buddina, attracted buyer interest from interstate, overseas and from locals, to be sold for a street-record price.
It’s completely renovated with modern fittings and located about 400m from the beach.
“I think the overseas buyers just wanted to find out what was going on,” Code Property Group listing agent Ben Wilson said.
Three registered bidders chased the prized house, which eventually sold under the hammer for $1.65m to a family from Brisbane.
“The buyers have recently sold in Brisbane and are relocating to the Sunshine Coast for the sea change lifestyle,” Mr Wilson said.
“It was fantastic price; a street record,” Mr Wilson said.
“It was a pretty good result in terms of the number achieved and the number of people that inspected it.”
“This is the third time I have sold this house in just over two years.”
Ex-pat buyer interest
Define Property’s Grant Whisker didn’t get a chance to auction 7/89 Iluka Avenue in Buddina.
It sold in the week prior for a complex record of $650,000 to a Sunshine Coast resident currently living in China.
“It was bought as an investment,” Mr Whisker said.
It may be that the hint of relaxation of border restrictions for interstate residents and ex-pats is giving the Coast property market another boost.
Several agents reported their phones running very hot with interstaters seeking a piece of the action and now it seems ex-pats are also hunting for a place on the beautiful Sunshine Coast.

Family buyers look for value
Local buyers were out in force for the auction of 29 Coppabella Crescent in Mooloolaba.
Listing agent Jack Loiero, of Ray White, said bidding for the three-bedroom, entry-level house started at $900,000.
Five of the registered bidders were on site.
The bidding flew past $1m to finally sell at $1.16m to a young family with three children.
“Entry level houses in Mooloolaba are now moving,” he said.
“You are going to have pay well and truly in the early ones.”
An outstanding Mooloolaba result
Sitting at the northern end of Mooloolaba’s Pandanus building in Smith Street, the house-sized, fully-furnished, holiday-let, sub-penthouse apartment No. 30 was “the pick of the crop” Define Property Group agent Grant Whisker said.
After 20 minutes of keen bidding between two registered bidders, the Toowoomba vendor let the three-bedroom apartment sell under the hammer for $1.45m to a Canberra buyer.
“In the future they will live in it, but in the interim they will use it when they can get up here and holiday rent it when they can’t,” Mr Whisker said.
“I think that is a building record,” he said.
“It was quite a bit over the reserve.”
