The anticipated opening of the Queensland border was the inspiration behind a young Melbourne family pouncing on a Mountain Creek home, sight unseen.

After chasing several other Coast homes, the buyers of 8 Greenway Place were excited to have finally secured this house.

Their original plan was to purchase a house and rent it out until the border opened.

But now that border restrictions for fully vaccinated inter-staters have been lifted, they will move to the Coast in time for Christmas.

Only three of them were known to Ray White agent, Dan McNamara, while the other four registered on the day hadn’t seen the house or discussed its sale with Mr McNamara.

It sold above reserve and under the hammer for $885,000.

The house last sold in September 2019, for $630,000.

“I was surprised by the sale price given both neighbouring homes recently sold for far less than today’s sale price,” Mr McNamara said.

Add water and win

It was a quieter Saturday than expected for Next Property Group’s Richard Scrivener who had listed 9A Mooloolah Drive in Minyama.

While there were two registered bidders, no bidding occurred for the five-bedroom home which sits on a prestigious street, just back from the main canal.

Straight after the auction, Mr Scrivener was able to secure the sale for $2.025m, to a local couple moving back from the waterfront, downsizing to enjoy the low maintenance house.

9A Mooloolah Drive in Minyama was sold to a local couple.

But during last week Mr Scrivener had his work cut out for him while he secured two major pre-auction unconditional sales.

A three-bedroom Moffat Beach apartment, 1/29 Queen of Colonies Parade, with its north-facing ocean views, sold to a Brisbane buyer for $3.3m.

“It’s a fantastic result,” Mr Scrivener said.

“It was bought from us in 2015 for $1.9m.”

There was plenty of buyer competition during the listing period, but the owner decided not to wait until the auction when he had a committed buyer in place.

Mooloolaba’s most ‘desirable street’

The sale of west-facing 9 Carwoola Crescent, Mooloolaba, broke another local record. In a street where it’s rare for property to change hands, the four-bedroom house sold for $4m.

A Mooloolaba couple, who wanted to be on the deep water side of the popular suburb, secured themselves a new family home in what Mr Scrivener said was the area’s “most desirable street”.

“They wanted to be there and weren’t prepared to lose it to anyone,” he said.

The house was last sold under a year ago for $2.4m.

You don’t always need an ocean

Lakefront at Sippy Downs is clearly popular, as six bidders chased the chance to secure 21 Fitzwilliam Street listed by Ray White agent Dallas Foster.

“It’s the crème de la crème of real estate in Sippy Downs,” Ray White’s Mr Loiero said.

The 20-year-old, four-bedroom project home, with large outdoor entertaining areas and bushland nearby, sold under the hammer to a buyer from Sydney for $1.15m.

Leaving the city for a bit of country

For anyone looking for a little bit of country while not going too far west, buying into Tanawha is possibly the best option.

Selling agent Jack Loiero, of Ray White, said Tanawha has become quite popular because of its proximity to the beach and the CBD.

“It’s one of the closest acreage suburbs to the beach,” he said.

For two Brisbane bidders the expansive five-bedroom house at 2 Firetail Court presented the perfect solution for getting out of the big smoke and breathing in some clean country air.

It sold under the hammer for $2.16m.

“It’s a good sale for an original property in Tanawha and a street record,” Mr Loiero added.

CBD hot tip

Ray White’s Jason Mills has a hot tip for investors.

He believed apartments such as the newly constructed 1401/1A Mungar Street in Maroochydore’s CBD, which he sold on Saturday under the hammer for $600,000 to a local resident, will in five years “go through the roof”.

He said once people know confidently what is going to be built on the Council land in front, interest in the building will head upwards.
