The Sunshine Coast property market could soon see a shift in “golden” buying opportunities as some interstate migrants decide to return home.

The predictions come from one of the region’s largest independent agencies after it noticed property owners going against the tide to sell up and move back to southern cities.

Henzells Agency said, as a result of properties entering the market, it had left the door ajar for buyers to seize rare opportunities in Caloundra’s beach suburbs.

The surprising news comes as just last month The Property Council of Australia revealed around about 81,400 people from Sydney and Melbourne were considering moving to the Coast in the next five years.

While acknowledging the PCA data, Henzells sales manager Kyle Davies said it was not all one-way traffic.

“It’s a very tight market and new listings are scarce but they are starting to present themselves,” Mr Davies said.

“We have seen couples from Melbourne and Sydney who bought on the southern Sunshine Coast over the past two years to avoid the COVID disruptions beginning to return home now that things have settled down.

“The opportunities are opening up.”

The sub penthouse at 1001/4 Queen Street, Kings Beach is for sale.

A stunning Kings Beach sub penthouse is one of a handful of opportunities available for primed buyers.

Henzells property consultant Brittany McCurdy said she was seeking offers in the “upper $1 million” range.

Offering 300-degree views of the ocean and iconic Glass House Mountains, Ms McCurdy said the owners have decided to return south to be closer to family.

“They moved into the sub-penthouse apartment with the idea of it being their forever unit but in the aftermath of COVID have now decided to move closer to family,” she said.

“It is a trend we are starting to see more of, and it’s opening the door for new buyers when a few months ago there was simply nothing available.”

The 243sqm three-bedroom, two-bathroom ‘sky home’ occupies the 10th floor of the tightly held Observatory residential complex in the heart of Kings Beach, at 1001/4 Queen Street.

Features include gourmet kitchen with European appliances, luxury ensuite with spa, sprawling ocean and hinterland views, dual living zones, study, secure double car accommodation and onsite heated lap pool, gymnasium and barbecue area.

The unit occupies a prime location, less than 400m from the patrolled beach, saltwater pool, playgrounds, amphitheatre, tavern, cafes and ocean boardwalks.

For sales or further enquiries contact Brittany McCurdy or Clare Thompson from Henzells Agency.
