A six-level apartment block, near an emerging world-class marina, has attracted more than $25m in sales within weeks of its launch.

Buyers are flocking to luxury Pelican Waters residential project Comino.

The complex is regarded as the jewel in the crown of the $400m The Cove development, that will be adjacent to a leading-edge marina precinct.

Comino offers 40 penthouse-appointed apartments, with north or east water views.

Henzell Property Group managing director Mclean Henzell said off-the-plan sales had been incredible strong, particularly from locals who know and love the area.

“We are seeing a trend in ‘cross sizing’ where people are moving from homes into house-sized high-quality apartments, which are low-maintenance and offer resort-style amenity, a connection to the water and an easy lifestyle,’’ Mr Henzell said.

“Sales have reached $25 million just weeks after we launched the project, reinforcing the strong demand for premium residential property on the southern Sunshine Coast,” he said.

The apartments will be close to the water and the new marina.

Comino will offer six levels of owner-occupier styled plans and sizes, ranging in price from $1.4m to $5.3m and in size from 197sqm up to 511sqm for the grand penthouse

Options include six two-bedroom apartments, 33 three-bedroom residences and the deluxe grand penthouse, all with two to four secure carparks each.

Designed to maximise the best of their chic coastal setting on the water’s edge, the apartments offer incredible views of the marina and canal, with the upper levels also taking in beautiful outlooks to the Pumicestone Passage marine reserve and Bells Creek.

The six-level complex will include 40 stylish apartments.

Residents will all enjoy private beach rooms and access to a north-facing resort-style pool. Peace of mind is assured with secured vehicle and pedestrian gate access with key fob and intercom to units plus security cameras located throughout the gardens and lobby areas.

One level five apartment, with exceptional views, has already been sold for $2.95m.

Meanwhile, there is significant in the $5.3m grand penthouse (2601 Comino) from prospective buyers.

“This is one a kind and spreads over the entire north/east corner,” a spokesperson said.

“There is nothing in Caloundra that will offer the finish and location.”

The level six penthouse includes four bedrooms, three bedrooms and four car parks, along with a host of features.

Builder Evans Built will start construction on Comino in February, with an expected build time of 18 months.

The Cove master-planned development will be delivered in four stages during the next five years.

When completed, the luxury residential enclave will comprise about 200 apartments, private swimming pools, recreation spaces, waterfront restaurants and cafes on the doorstep of the first dedicated marina precinct delivered in South-East Queensland in almost 40 years.
