One of the Sunshine Coast’s busiest roads continues to attract prospective property owners, who are eager to make the most of the location.

Bustling Nicklin Way – a major thoroughfare from Mooloolaba to Caloundra – boasts a range of tightly-held properties.

Businesses thrive along the strip that has more than 40,000 vehicles a day, while homeowners tolerate the traffic for the proximity to the shops and the beach.

A 425sqm parcel of land that was leased to tyre outlet Beaurepaires, at 701 Nicklin Way, Currimundi, was recently sold at one of the most amazing auctions a long-term agent had seen.

The site, with a 36m street frontage, was sold by its long-term owner to another tyre retailer for $1.925m after some intense bidding.

The site was sold for almost $2m.

Commercial Manager, Ray White Commercial Caloundra and Sunshine Coast South, Len Greedy, said the auction “was a cracker”.

“It was probably the most successful auction I’ve done in 20 years,” he said.

The property sold for more than $600,000 above the reserve price.

There were more than 50 enquires on the property and five registered bidders at the auction. Three of them went back and forth 55 times as the price increased from $1.35m to $1.925m.

“They weren’t investors, and they weren’t just putting their toes in the water, because they knew if they missed out on this there may not be another opportunity like it for a number of years,” Mr Greedy said.

“(Land on) Nicklin Way is very tightly held. There are just not a lot of opportunities there.

“There’s no more vacant land or sites available, so when existing sites become available, they are highly sought after.”

Beaurepaires has essentially relocated to another site on Nicklin Way, as part of the Dunlop Group, while the incoming tyre retailer is expected to spend about $400,000 revamping its new acquisition.

Meanwhile, homeowners continue to jostle for the few houses available along the 12km road.

A 35-year-old property on a 546sqm block, at 41 Nicklin Way in Buddina, sold under the hammer for $630,000 during the weekend.

Principal at Ray White – Mountain Creek, Jodi Price, said, “It was a great renovator … very original”.

“It hasn’t been lived in for about 15 years, so it’s created a lot of curiosity in the area,” she said.

“But it’s a solid home, it just needs a bit of a facelift.”

41 Nicklin Way is next to a busy road but it’s also just a few streets back from the beach and close to shops.

A family purchased it as their first home.

Ms Price said people were prepared to buy and renovate homes on the busy road, so they could be close to everything they wanted, at an affordable price.

“It’s the location. It’s really close to Kawana Shopping World and it’s close to the beach (less than 500m),” she said.

“Anything close to the beach in Buddina is quite popular and this property is entry-level to get into the area now.

“It’s hard to get into the area at Buddina and they (properties) do get snapped up very quickly, especially the ones along Nicklin Way, because they are a bit lower priced.”

A basic home, just 50m away and one street back from Nicklin Way, sold for $1.25m last year.

“And as busy as Nicklin Way is, there is plenty of off-street parking,” Ms Price said.

She said three homes had sold along Nicklin Way during the past two months for between $650,000 and $700,000.
