The latest master-planned beachside locale is closer to becoming a destination in itself within the Sunshine Coast, following a call for tenancies in a prime retail precinct.
Walter Iezzi Property Group is offering the rare opportunity to secure a commercial tenancy within the heart of rapidly growing Bokarina Beach.
It is the next milestone ticked off in the company’s Azzure Bokarina Beach project.
Now under construction, Azzure joins Walter Iezzi’s highly successful Oceanus Bokarina Beach, which was completed late last year within the same extended oceanfront area.
The new complex on Bokarina Boulevard will offer 13 luxury retail spaces in a total area of just over 1000sqm, with 46 on-site car parks.
Tenancy floor spaces range from 41sqm to 119sqm.
However, a group spokesperson said potential tenants currently had the flexibility to reconfigure these spaces or join a couple of tenancies together to create a larger area because of the early stages of construction.
The spokesperson said spaces should be available for opening in mid-2024, with a wish list of cafes, restaurants and service businesses catering for the needs of
residents in the immediate and surrounding areas.
Amenities available include exclusive-use outdoor areas, grease trap and exhaust connectivity and common-area bathroom facilities.

All tenancies come as a ‘bare shell’.
“We’re looking for the perfect mix of retail, dining and food outlets,” the spokesperson said.
“Think newsagency, surf shop, beauty/hair outlet, wine bar, cafe, deli/supermarket-style and food outlets like Subway or Boost Juice, for example.”
An Azzure brochure says that the bustling Bokarina commercial precinct already benefits from a substantial tourist market, with about 15 per cent of sales estimated to be generated from beyond its trade area.
Bocca Italian restaurant and Cellarbrations bottle shop already have proven popular in neighbouring Seanna Residences, with Wallace & Wood Artisan Ice Cream soon to open.
The Azzure ground-level retail businesses have a “captive audience” from a complex featuring 121 residential apartments.
The spokesperson said construction was expected to be completed by mid-2024.
Buyers were quick to jump on board the project when apartments went on sale in early January 2021, with the first snapped up for $1.85m by residents who live only a stone’s throw away.
The Bokarina locals chose a three-bedroom apartment on Level 7.
A total of 90 per cent of the Azzure apartments have been sold to date.
“We have a scattering of two- and three-bedroom apartments available on Levels 2 through to 7 – ranging in price from $865,000 for a two-bedroom unit on Level 6 right up to $2,370,000 for a beautiful north-facing, three-bedroom unit on Level 7,” the spokesperson said.
