One of the region’s most expensive suburbs could see a boutique new development – complete with accommodation and hospitality outlets – nestled along its main street.
An application has been submitted to Noosa Council for a 486sqm site at Sunshine Beach that is currently home to a real estate agency, Italian restaurant and construction firm.
The proposed development at 36 and 38 Duke Street would include two hospitality tenancies on the ground floor, plus five apartments across three levels above.
Maroochydore-based JFP Urban Consultants has submitted the development application for a material change of use for accommodation and a food and drink outlet on behalf of its client, Cambooya Pty Ltd.
The site is located in the Tourist Accommodation Zone of Sunshine Beach, between existing mixed-use developments.
According to the application, the proposed development would enhance the current streetscape and bring a “contemporary, sub-tropical aesthetic” to the bustling precinct.
“The proposed development aims to establish a new local streetscape identity as a boutique coastal accommodation offering that will lift the surrounding precinct,” the application says.
“Referencing the existing scale of adjacent properties, the design maintains a consistent height and comparable built form, bulk and mass.
“The design of the building balances a contemporary sub-tropical aesthetic with elegance and appeal.”
The commercial tenancies would include space for outdoor dining plus kitchen and preparation areas, including cold rooms.
“An awning structure provides protection for outdoor uses, promoting the use as a public meeting space,” the application says.
The five one-bedroom apartments – suitable for short term accommodation – would each include a kitchenette, ensuite, living areas, laundry and balcony.
According to the plans, the two apartments on level two would each include a private pool.
A car park for residential tenants would be accessible via Douglas Lane at the rear of the building.
“Short-term accommodation offerings are terraced back from the street to provide prospect and refuge for occupants and negate impact to the ground-level activities,” the application says.
Building features will include simple geometric forms to contrast with the “harsh coastal environment” and extensive greenery has been outlined as part of the proposal.
“Extensive planting to both natural ground and raised planters provides a living element to the development,” it says.
Architecture firm Blackburne Jackson, based at Maroochydore, has been engaged for the proposed development.
The Sunshine Beach address was sold in April 2022 after being held for more than 34 years by the previous owners.
