A ‘developer’s dream’ in the heart of Mooloolaba is among the properties on offer at the Sunshine Coast’s largest in-room auction event.

No.22 Brisbane Road, dubbed ‘The Block Mooloolaba’, will be a headline at the eighth Ray White Coastal Living Auction event, to be held at Mercedes-Benz Sunshine Coast on Sunday.

Ray White is heralding the property as the closest freehold land to Mooloolaba Beach, only 150m to the Esplanade.

Auctioneer and Ray White Maroochydore director Dan Sowden said the building, with six recently refurbished two-bedroom units, was perfectly located.

“The Block Mooloolaba presents a lot of opportunities for the savvy investor,” he said.

“From over $200,000 in annual rental return to endless development options, it is the ideal investment for those who have their eyes on the future.

“We are already seeing massive changes in Mooloolaba’s infrastructure and residential developments … this 685sqm block is right in the thick of it, and is the perfect opportunity for developers with investment acumen.”

‘The Block Mooloolaba’ is in the heart of one of the nation’s most popular destinations.

A large nearby penthouse apartment, tightly held for more than 20 years, is also set to attract plenty of attention at the auction event.

‘Bondoola’, at 16/82-86 River Esplanade, is a merger of three apartments that resulted in a single-level 306sqm penthouse.

Mr Sowden, who is Ray White’s top auctioneer, said the penthouse is “the epitome of luxury”.

Auctioneers believe it could set a new record in the Mooloolaba marketplace, where luxury apartments sell for $3m to $7m.

The auction event will boast an impressive collection of about 50 properties.

Auctioneer and Ray White Mooloolaba and Kawana Waters director James Goldsworthy said the event would include plenty of luxury properties.

“We’re experiencing that we’re back to a normal real estate market, with fewer stock listed for sale as homeowners settle into their properties and the buying and selling frenzy of COVID-19 eases,” he said.

“While property listings across the region have been incredibly tight in June and July, this event is providing those looking to buy with a great opportunity to select from the best properties coming to market this spring.

“Due to this changed market, we are seeing more prestige properties involved with our auction event, as sellers also understand that more registered bidders will provide confidence to buyers in top end markets.”

The auction event is presented by the region’s largest real estate team, the Ray White Coastal Living Network, which consists of more than 70 staff across five offices including Maroochydore, Buderim, Mooloolaba, Kawana Waters and Nambour.

Since its inception in 2015, the event has auctioned 393 properties, totalling $233 million in sales.

Last year’s event achieved $60 million in sales. The flagship property, a penthouse at Maroochydore, was ultimately sold for $5m.
