A “sumptuous and lavish” four-level home in one of the Sunshine Coast’s most sought-after locations has sold for a breakthrough price.

No.4 Karkawarri Drive changed hands for $5 million, which is believed to be a record for a property near the beach at Buddina.

The residence is in prime position on a peninsula and is less than 100m from the sand and about 300m to the river.

Town Sunshine Coast director Craig Morrison lauded the home, which was built early last year.

“It’s designed by Reitsma, one of the best designers on the Sunshine Coast, and it’s extremely modern,” he said.

The listing also praised the property.

“Truly world-class in every sense; sumptuous in scale and lavish in lifestyle,” it said.

The home was created by an award-winning designer.

The five-bedroom, five-bathroom, six-car space house, built by Cross Construction, is dubbed ‘Sea Salt’ and has a range of features, including suspended concrete slabs, a rooftop terrace, magnesium pool, soundproof media room, automation and security system, solar and irrigated and landscaped gardens.

The lower level holds special appeal.

“Having a basement with all of those car parks ticks a lot of boxes,” Mr Morrison said.

“It’s a massive garage type of space, which is very cool.”

But it’s the property’s position that commands most attention, located near the sea, river, a boat ramp, parkland and the Point Cartwright lighthouse and reserve.

It’s also within walking distance to Kawana Shoppingworld, a school, tavern and surf lifesaving club, and a short drive to hospitals, sports facilities, the motorway and the Maroochydore city centre.

“The location is amazing,” Mr Morrison said.

“You’ve got the beach and the river on either side of you.

“That pocket of Buddina is amazing and it’s only going to keep going up in value.

“It’s very tightly held. The last property, with a knockdown house, was sold for about $2.4m, which gives you an indication what someone can pay for a block.”

Many real estate agencies have in recent years labelled that part of Buddina a ‘golden triangle’ for its lucrative homes and area.

No.4 Kakawarri Drive also has the benefit of being set back from busier roads.

“Being a cul-de-sac gives it that bit pf privacy,” Mr Morrison said.

“There’s lots of houses along Oceanic Drive and Pacific Boulevard, where it’s quite busy, so being in the cul-de-sac is quite nice.”

The 658sqm block had a beach shack on it before it was sold for $1.35m in 2018.

The shack was replaced with the state-of-the-art home that is there now, and it was passed on to the current owners, who have moved from an acreage.

Mr Morrison said many buyers were now looking for existing homes, instead of building new ones.

“Now, with construction costs, there is a lot more value being put on established houses – you probably couldn’t replace this one for $5 million.”
