The last house on a renowned stretch of coastline is set to be auctioned on Saturday.

No.13 Boolarong Crescent is poised to be sold after being held by the same family for 65 years.

The 754sqm property features the only house along the Alexandra Headland beachfront, and most of the Mooloolaba beachfront, amid a 4km strip lined by luxury apartment towers.

It’s just 40m to one of the best beaches and surf breaks in the country.

Ray White Maroochydore sales and marketing consultant and auctioneer Reuben Park said the property was special.

“There was a nearby beach cottage sold six months ago, which is now being redeveloped, so that makes this one the last house on the beachfront,” he said.

Mr Park said the three-bedroom, three-bathroom, four-car space house with pool could make way for a stylish apartment block or a seaside mansion.

The property has the last house on the beach strip.

“We’ve had a mix of interest, locally and from interstate … it could go to a developer or someone who wants to build their dream home,” he said.

“Most of the developers hope to go to four storeys, for high-end apartments, with one apartment on each floor.

“That would give it a premium feel, to target the baby boomer demographic, who are the most active buyers in the market now.

“But it’s still very much a 50-50 chance the property could still be a beach house.

“It would be a beach house on a grand scale though, over multiple levels.

“All buyers – developers and homeowners – really want another two or three levels to really get that incredible northerly view up the coastline.”

Mr Park said the home had been passed down and revamped through the generations of one family, but the time was right to sell it.

“It has come on to the market because the family feels like they have got the best out of it,” he said.

“They are very much at peace with the decision that it’s okay to move the property on, and they’ve seen the incredible growth and attention the Sunshine Coast has had during the past two years so they feel like the location will finally be done justice by the market.”

The property could be turned into a block of apartments, up to 12m high.

He said the auction would be a moving experience.

“Any property sale is emotional and this one will certainly be no different,” he said.

“And a lot of the developers are locals so there’s a high degree of emotion to secure the site as well.

“This won’t just be a decision made on dollars and cents, it will be a decision based on childhood memories, and on a bygone era of coastal cottages along the beachfront.

“The lucky buyer will know they have got the last house in Alex.”

Mr Park said the property was in one of the most sought after locations: close to the beach, surf club, surf break, shops, restaurants and cafes.

“This one is also quite unique because it’s on a slip street that only locals know about,” he said.

“It’s not exposed to a lot of noise, like road traffic. It’s private. You can sit in the pool or watch the surf without people driving by the front of your house.

“It’s also a rare spot along the esplanade where there’s not a lot of tree cover, so you’ve got views straight across to the surf.

“And you can hear the announcements at the surf club, so you’ll know when the meat tray is being drawn.”

The property was put up for auction in January, but the owners did not get the offer they wanted and took it off the market.

They’ve now put the site back up for auction and it’s expected to be sold for multi-millions.

The old beach cottage down the road went for $6.7m in August.

“That sale probably gave them (the owners) more confidence that the market was a bit better (now),” Mr Park said.

“People with deep pockets will be lined up for this one.

“Someone could buy it before Christmas and the lucky person will be able to walk to the surf club to celebrate, knowing they’ve bought a priceless property.”
