Public notification is now underway for a major development that would include a cinema complex at a growing shopping precinct.
Stockwell lodged a development application with Noosa Council in May for a new mixed-use village precinct and the refurbishment of Noosa Civic shopping centre.
After some amendments to the design and architectural plans, the public consultation period is now open for the community to have their say.
The development would include a cinema, indoor sports and recreation space, residential units, offices and hospitality, and retail opportunities on land adjacent to the existing Noosa Civic at Eenie Creek Road, Noosaville.
In a recent response to information request to Noosa Council, Stockwell outlined its changes to the proposal after feedback from the council.
This included relocating the cinema to the southern end of the village green and lining the proposed main street with a mix of shops, food and drink outlets, and administrative and health care services at street level.
“(The amended proposal plan) relocates the cinema to the southern side of the village green to respond to council’s expectations for the development of the northern Business Park Precinct as a key gateway site,” the report stated.
“To this end, a standalone commercial building is proposed on this key gateway site which orients towards the street and provides an entry statement that is ‘Noosa style’, consistent with the Noosa design principles through appropriate architecture and landscaping.”
The report also acknowledged the inclusion of a “full line” supermarket of 3500sqm within the 7500sqm retail development.
“Although it is acknowledged that the Noosa Plan seeks to place a 2500sqm cap on the supermarket in the VMU (village mixed use), it is our position that the inclusion of a full-line supermarket anchor is essential to deliver not only a successful village mixed use development but to ensure the long-term success of the individual businesses,” it stated.
“Further, the attached EIA (economic impact assessment) provides overwhelming support for the economic need for the inclusion of a full-line supermarket in the VMU.”
The EIA refers to a report from economic research and property consulting firm Deep End Services that found there was currently an under-provision of 9600sqm of supermarket floor space serving the current catchment population.
It estimated the under-provision would widen to 11,800sqm by 2027 and reach 13,800sqm by 2035.
Residents have 15 business days to have their say, ending on December 19.
