The most lucrative residential sale in Queensland last year highlighted a remarkable 2023 in Sunshine Coast property.

No.33 Ross Crescent at Sunshine Beach sold for $28 million in September, while several other homes in the region went for multi-millions.

The five-bedroom, four-bathroom, three-car-space home on a 3520sqm block has 62m of beach frontage and is shrouded by nature.

The home, by architect Geoffrey Pie, includes custom cabinetry, fireplace, walk-in pantry, high-end appliances, private terraces, workshop, storerooms, cellar, terracotta tiles, clerestory ceilings and a wet-edge pool.

Tom Offermann Real Estate representatives could not discuss the property due to confidentiality, but they lauded it in the sale listing.

“Living with nothing but the sand and sea in front really is the ultimate prize,” it said.

The home was created by a renowned designer.

“Sunshine Beach is home to many of Queensland’s highest-calibre properties, especially the privileged front row, which has increasingly become the exclusive domain of the ultra-fortunate.

“This is one of our favourite properties because of its immense area, wide frontage – which is four times the normal – and with such privacy, few people realise it is there. The almost-flat, tree-lined pathway to the beach is as good as it gets.”

Tom Offermann Real Estate Noosa Heads principal Tom Offermann confirmed the sale via his prestige property market update on December 21.

“In 2023, the highest residential sale in Queensland was recorded at $28 million for the beachfront house located at 33 Ross Crescent, Sunshine Beach,” he wrote.

“This sale not only set a record for the year in Noosa but also became Queensland’s highest sale for the year.

“Notably, this property is situated in close proximity, being only 600m away, from another beachfront house at 17 Webb Road, which was sold by Tom Offermann Real Estate two years ago for a staggering $34 million, setting an all-time state record.”

Surf’s up: the property is within touching distance to a great beach.

Mr Offermann said prospective buyers were still willing to spend big to secure properties in great locations, particularly around Noosa, despite rising interest rates during the past couple of years.

“Contrary to concerns about a property market downturn, the higher borrowing costs have not had the impact on the market that many expected,” he said.

“In the second half of 2023, prices resumed an upward trend. High immigration exacerbated the shortage of available properties and partially offset the impact of interest rate rises.

“Buyers who hesitated earlier in the year due to market uncertainties are now rejoining others who remained active throughout.

“However, available properties have remained scarce for the past couple of years, with property owners reluctant to sell. Overall, these factors indicate another positive year for residential property owners in 2024 and beyond.”

The sale of 33 Ross Crescent was a highlight on the 2023 calendar for property in the region, but Sunshine Coast News reported on plenty of other significant and interesting sales.
