A unique apartment on the banks of the Mooloolah River has been sold for a princely sum.

No.1/63 River Esplanade at Mooloolaba has changed hands for $9.5 million, providing the new owners – a retired couple moving from the countryside – with a spacious, modern home in a prime location.

The apartment is one of four at Tangalooma Residence: a four-level block that was built on a site formerly occupied by a historic cottage.

The four-bedroom, four-bathroom, six car-space dwelling is spread over more than 700sqm on the first floor.

It boasts river views, a pool, pontoon and jetty, outdoor kitchen and cinema room, and is 200m from Mooloolaba Beach.

The site is renowned for being the location of a charming long-standing home known as the ‘Pink House’.

It was originally built as a fishing shack about a century ago and it was the last of its kind in the suburb before it was sold to a developer for $3.8 million in 2014.

The house was relocated and the four-level block was subsequently constructed by local builder Laz Dzufer in 2018.

Licensee in charge at Next Property Group Sunshine Coast Richard Scrivener said the site was well known in the region.

“It’s an iconic plot because of the history of the home that was on there,” he said.

“It had the hundred-year-old pink cottage on it – quite an iconic home in Mooloolaba.

“Then it was relocated and there were huge plans drawn up. It took some time … and out of the ground came Tangalooma.

“It’s an absolutely stunning building, with one apartment per floor.”

No. 1/63 River Esplanade is luxury on the waterfront.

He said the first-floor unit was “unique” with its own pool, giant garage and indoor and outdoor living.

“It’s a huge property,” he said. “It’s immaculate. It had a huge renovation done to make it pretty much like new again.

“It’s got everything you’d expect from a high-level apartment on the water at Mooloolaba.

“And you can stroll down to Mooloolaba Beach with ease.”

While the ‘Pink House’ was a stand-out, Mr Scrivener said Tangalooma Residence was well known in its own right.

“I think most people in Mooloolaba would know of it as the building that sits there at the end (of the Esplanade) with the park adjacent to it,” he said.

The apartment on floor three was sold for $7.5 million in 2022.

The first-floor apartment was sold this month by a family that is building a new home.

No.1/63 River Esplanade has its own pool by the river.

Mr Scrivener said Tangalooma was a rarity.

“There was a 500sqm penthouse in a high-rise along the Mooloolaba Esplanade that sold for about $11 million some years ago … but Tangalooma is unique because it has one apartment for each floor, and they are so large.

“It’s one apartment per floor and it’s a lowset building. I can’t imagine there’s anything like it from Brisbane to Noosa.”

He also said the Tangalooma Residence apartments represented good value, despite the price tags.

“If you had to go to Noosa to buy that (first-floor apartment) you’d pay twice as much,” he said.
