The managing director of a major Australian building company has applied to build a waterfront mansion on a tightly-held Noosa street.

A development application lodged with Noosa Council reveals plans for a lavish two-storey home fronting the canals of Noosa Sound.

Documentation reveals the application has been lodged by Pivotal Perspective on behalf of Metricon managing director Ross Palazzesi.

Mr Palazzesi is no stranger to the Noosa market and in 2022 the Victorian-based builder sold his Little Cove property at Allambi Rise, Noosa Heads, for $19 million.

Plans for the home at Mossman Court, Noosa Heads, include a bedroom, family room, kitchen and living spaces on the ground floor, plus a master bedroom with ensuite and other ensuited bedrooms on the second floor.

A basement level would include space for three vehicles, a vehicle turntable, cinema, bar, gym and library.

The home would be set across two levels and include a basement.

“The dwelling has been designed to maintain privacy for the residents and neighbouring properties,” the planning report outlined.

“External materials consist of a contemporary masonry finish, glazing and gardens.”

Renders by Skale Building Designs show the new home would also feature a pool fronting the canal, plus a large outdoor living area and access to a private jetty.

The plans for the new “contemporary” building are part of a material change of use application for a dwelling house and associated operational works.

The proposal involves a substantial rebuild of the existing dwelling, including a basement within the acid sulfates soils overlay.

In April this year Noosa Council approved for the existing dwelling at the address to be demolished.

In 2021 a referral agency planning application was lodged for the address with Metricon Homes as the applicant, and subsequently approved in 2022.

However earlier this year that application was withdrawn and replaced with the current plans.

The most recent sale data for the Mossman Court address reveals it was sold in 2019 for $6.7 million.

Noosa Council is yet to approve the current application for the Mossman Court home.

Metricon has been contacted for comment.
