A “beautifully crafted” residence in arguably the region’s ritziest neighbourhood has been sold for a princely sum.

No.40 Noosa Parade – a four-bedroom, four-bathroom, two-car space property on 611sqm – changed hands for $20.5 million.

The transaction highlighted the demand for homes at what is commonly known as Noosa Sound island. It’s just metres away from Noosa’s famous beach and shopping strip Hastings Street.

Tom Offermann Real Estate property sales agent Nic Hunter said the residence was in a golden location.

“There’s the long water view between the property and Noosa Woods on the other side of the bay, and the north orientation at this time of year is splendid,” he said.

“You can walk across the deck and see 180 degrees of water, and there is a beautiful swimming pool.

“If you look to the left, you can also see Cooroy Mountain and if you look to the right you can see towards Hastings Street. It’s a pretty spectacular outlook.”

Mr Hunter lauded the layout and the finishes within the home.

“It’s more of a traditional river house style, designed by Stephen Kidd (Kidd+Co), a prominent lifestyle designer,” he said.

“His sister Carole Tretheway did all the internals and Stephen did all the architectural drawings for it.

“It’s beautifully crafted. It’s got lovely timber windows, big open spaces, good use of louvres and sliding timber doors.

“You walk in there and the whole house opens. It’s been well thought out and well executed.”

Homes at Noosa Sound are highly sought after but hard to come by, making it one of the most exclusive neighbourhoods in South-East Queensland.

“There’s never much for sale there: you might only get one or two at a time,” Mr Hunter said.

“It’s a very tightly held market. People know that when they sell it can be very difficult to get back in.

“The last few sales have indicated for all the homes that land values around the $16.5 million mark: that’s just for the land.

“There are homes in the vicinity that would well exceed into the 20s.

“It’s an exciting market fuelled by people who have done well in their endeavours, and they just want that lifestyle.”

He said the island’s location was savoured by families who wanted to stay there for decades.

“Noosa Sound is just a few hundred metres to the main beach and within walking distance to Hastings Street,” he said.

“There have only been half a dozen sales there during the past few years and homeowners there say they (the properties) are going to be generational homes.

“We recently sold No.43 Witta Circle for $30 million: it was a generational purchase.

“No. 19 Key Court was sold for $13 million, and it will be held for the owners’ grandchildren to enjoy.

“That’s very much a trend. People are buying homes for their extended family to enjoy.”

Mr Hunter said most Noosa Sound homebuyers hailed from Victoria or Queensland.

No. 40 Noosa Parade was previously purchased by a Victorian family for just $2 million in 1999. They knocked down the modest home there and built a lavish residence, which they used as a holiday house for 25 years.

“They thoroughly enjoyed it, and their grandkids were basically brought up there during the school holidays,” Mr Hunter said.

It was purchased by UK-based expats earlier this month.

“They’re very excited and are talking about getting boats and engaging with the waterfront lifestyle,” he said.

“It’s going to be a holiday house for them and they’re going to be using it a lot.”
