A development application for 128 units in Maroochydore is open for public submissions, almost two years after the proponents first submitted documents with Sunshine Coast Council.

Living Choice Australia has retirement villages across three states, including at nearby Twin Waters and Kawana Island, and has settled on its latest development proposal on a vacant lot on the corner of Sunrise Drive and Sunshine Cove Way.

In its submission to the council, Living Choice said it would build a mixture of two, three and four-bedroom units over five storeys on the 8178sqm site.

Most would be two-bedroom units (96), with 28 three-bedroom dwellings and just four four-bedroom units.

Parking has already been a hot topic among early submissions, with some neighbouring residents concerned about a lack of car spaces in the area.

Living Choice said it would build 203 car parks in the complex, with 174 dedicated to residents and 29 for visitors.

The proposed lot in Maroochydore was formerly farmland.

The site was originally part of Wises Farm. The land was acquired by the developer in 2001 and, in 2004, the council issued a Preliminary Approval overriding the Planning Scheme.

Living Choice said about a third of the site was allocated for landscape and recreation purposes, including large useable areas of communal open space comprising a pool and pool deck, a large garden courtyard over the basement level, a roof deck, plus an indoor gym for residents.

The development application has been a drawn-out process.

Formal discussions between the developer and the council began before the pandemic and the first formal application was made in April 2022.

However, in meetings between council staff and the applicant, amendments have been made along the way.

The final submission was put forward on January 29 and submissions from the public remain open until February 19.

South-facing residents would have views over the Sunshine Cove lake.
