A proposal to build 40 luxury apartments over a waterside retail and commercial project has been submitted to council.

Quay Residences at Pelican Waters would include two buildings each with five storeys of apartments over the ground-level Marina Village shopping complex.

Each apartment would be about 220sqm and have three bedrooms, with four apartments per floor spread across the two buildings.

The project is being developed by Sunshine Coast-based Kennedy Property Group and designed by the Brad Read Design Group. It is the same team that in 2022 completed the award-winning Botanica at Duporth Avenue, Maroochydore.

A planning report prepared by Murray and Associates (QLD) Pty Ltd on behalf of Marina Village Holdings 2 Pty Ltd states that one of the goals of the proposed development is that residents can walk to all amenities.

“The Marina Village project will have the additional benefit of having a range of services including dining and medical at ground level, as well as having a new IGA supermarket and bottle shop next door, which will mean residents will rarely have to use their car,” it states.

The 7915sqm site at 2 The Basin is in the heart of the Southern Lakes Precinct of Pelican Waters, adjacent to the newly opened marina.

Sunshine Coast Council granted approval for a standalone commercial development in May 2021 but this revised application proposes to build apartments on the eastern side of the site to overlook the marina.

Recreational facilities, including swimming pools, would be located on the roof of each building.

The revised plan has also relocated the car park into a basement to allow for a covered, landscaped pedestrian plaza between the buildings.

The size of the shopping complex would also increase slightly, from 2786sqm to 3225sqm.

The project would include 111 carparking spaces for the shopping complex, 80 spaces for residents and 10 spaces for visitors.

“Approving the proposed apartment complex will make the currently under-utilised marina become more vibrant and active,” the planning report states.

Botanica won the award for best multi-residential building (more than three storeys) in Australia at the Building Designers Association of Australia’s national awards in 2022.

“The intention for the Marina Village project is to deliver a similar standard of amenity that appeals to downsizers who wish to move from their house into a large apartment that enhances their lifestyle,” the planning report states.

“The subject site is the most significant remaining parcel in the final phase of the Pelican Waters development and the proposal for Quay Residences and Marina Village is designed to represent the ultimate mixed-use lifestyle centre.”

The application for a Development Permit for a Shopping Complex and Multiple Dwelling Units was submitted to the council on April 10. It is subject to code assessment.
