The real estate trio behind a proposed unit complex at Caloundra hopes to almost double the number of units approved for the site.

About M, comprising Century 21 on Duporth Maroochydore owners Damian Said and Kelly Roberts and sales agent Penny Geitz, received approval in 2021 to put five units on a vacant block on Wyreema Terrace.

Town planning firm Project Urban, on behalf of About M, has now applied for another material change of use and operational works permit to put nine units on the site.

A town planning report submitted with the new application acknowledges the previous approval for five units across three levels, including the ground floor.

Plans by OGE Group Architects show the proposed new building will be three levels on top of ground-level parking.

“The proposed development will encompass five three-bedroom and four two-bedroom dwelling units, with three units being provided per floor and ground level parking,” the town planning report says.

“All balconies are directly accessible from the main living areas and have a minimum area of 12sqm with a minimum dimension of 3m.”

The number of bedrooms in the proposed complex – 23 – outweighs the number of car parking spaces and is only one more than would have been provided with the five units.

The report says there will be 12 parking spaces, 10 for residents and two for visitors, plus a motorcycle spot and bicycle parking.

The report describes the proposal as a contemporary, architecturally designed development with building articulation and variation in building materials and treatments.

“All car parking areas are integrated into the building design and/or are screened by landscaping treatments,” it states.

“Internal and external living areas of the front units address Wyreema Terrace.”

The report acknowledges that the upper levels do not meet setback requirements but says the building will not negatively affect adjoining properties.

It says landscaping along the site boundaries and a 4m strip at the front will soften the look of the building.

The report says the site is currently zoned as destination centre, Caloundra central precinct and major centre, and that at 635sqm, it is less than the minimum 800sqm for multi-unit residential use.

However, it points out that the proposed development does meet a performance outcome for the area because it is well designed, with appropriate vehicle access, parking and maneuvering areas, and has compliant open space, with landscaping along all boundaries.

“There are also numerous multiple dwelling developments on lots that are less than 800sqm in the vicinity of the site,” it says.

The report says the site adjoins a shopping centre but notes there are already units in the street.
